Great Results Realty is a registered Real Estate Broker in The State of Ohio.  Therefore we are subject to certain laws and regulations that pertain to our relationship with potential buyers and sellers of real estate.  Please review this statement.

Great Results Realty, through either our Internet web site, email, fax, US mail, or by phone, will gather information about you concerning your ability to obtain financing for the purchase of a home and what type of home you wish to purchase.  This information will include; name, address, contact information, birth date, social security number, employment information including income, current rent, assets, etc.  Great Results Realty also may ask you questions related to what type and price of home, and what area you might be interested in living.  Any information is provided by you, we make no attempt to gather any personal information that you do not give us.

After you have signed this disclosure, and you have received a copy of the “Consumer Guide To Agency Relationships” we will go about the process of “Pre-Qualifying” you for a loan.  This is a free service and there is no obligation.  The following is the process we use to “Pre-Qualify” you.

1)      We transmit the information you provided us to a builder or mortgage company of our choice.  We determine which builder or mortgage company by using our best judgment based on your housing desires, income, and other criteria we believe will best match you to an available loan.       

2)      The builder or mortgage company will order your credit report based on the information you provided to us.  This credit report is called a “tri-merge” report, because the information is obtained from all 3 of the leading credit reporting agencies.  This information will be available only to the employees and representatives of the builder or mortgage company, and to Great Results Realty.  Your information and credit report will be considered confidential outside of this group.

a)      Should it be determined that you have an opportunity to purchase a home right away, you will be contacted by the builder, mortgage company, or Great Results Realty representative to explore your options.  You agree that Great Results Realty will represent you in any transaction as a “buyer’s agent”.

b)     Should it be determined, by the builder or mortgage company, that you can not qualify for a home now, but with some credit counseling you may be able to purchase in the near future, the builder or mortgage company will contact you regarding services they offer to help you repair your credit. 

c)      Once you are qualified to purchase a home, Great Results Realty will transmit your information, including credit report, to a builder or Realtor that have homes that can meet your needs.  You agree that Great Results Realty will act as your “buyer’s agent” in this case as well.  These builders or Realtors will contact you to discuss the possibility of purchasing a home.

d)     If it is determined through the builder or mortgage company that you cannot qualify for a home in the near future, you will be notified by either the builder, mortgage company, or Great Results Realty.  Great Results Realty, the mortgage company, or builder might determine to keep your information “on file” for the purpose of contacting you at a later date, to determine if you are then eligible to purchase a home.

Great Results Realty will attempt to keep all your personal information confidential and private, outside of what was disclosed above.  By signing the “master receipt” you agree to hold Great Results Realty, any builder, and/or mortgage company, and their employees and/or representatives harmless from any fraudulent or illegal use of your information, in the event a person collects your information in any manner unauthorized by Great Results Realty or any builder and/or mortgage company.
